Q: How do I know if my roof needs to be repaired or replaced?

A: A new roof is an investment, so people tend to put it off as long as possible. But how long can you wait?

Tyler Scott routinely inspects roofs to determine whether they can be repaired or if replacement is needed. 

The following signs that indicate a roof should be replaced:

• Edges of shingles are curling; tabs appear cupped
• Cracked shingles
• Bald spots
• Excessive granules visible on driveway or in gutters after rain
• Dark streaks
• Moss
• Age of roof 

In Florida, 20 years is the average lifespan for a shingle roof. Many insurance companies want them younger before they’ll write or renew policies. 

Q: What if I don’t see obvious problems?

A: Scott’s Roofing is happy to come out and do an evaluation.

“If your roof is older but still in good shape and there are no issues, we can do a yearly inspection to keep an eye on it,” says Tyler.

Routine preventative maintenance is important to get the longest life out of a shingle roof. This includes:

• Blow off leaves and debris regularly
• Soft wash to keep roof free of mold and mildew

“We’re one of the only companies in the area that still does repair work,” says Tyler. “If we come do the inspection and you’re just missing a tab or shingle here and there, but the overall roof is in good shape, we can just do a repair. We’re more than happy to do a repair when we can, but there is a point where it’s diminishing returns to keep repairing a roof that’s already failing.” 

He points out that the goal is always to repair or replace a roof before you’re dealing with leaks.
